The existing (old) branch had to be demolished completely right down to the foundation, keeping only two walls so we could convince the city to approve the minor variances. This project was particularly challenging from a site plan approval perspective and we had to implement a second floor, an elevator and a complete separate building for Waterhouse ,all on the same property. The project was high profile, it was a flagship location and branch with a very solid customer base. Even more challenging was the trade coordination due to entrance/egress onto Avenue Road.

This project was interesting and challenging from a development perspective. The site was an old house with some very large maple trees and the topography of the land dictated that we remove hundreds of tons of fill to get a level building site. Much effort went into tree protection, and limited further development of the site. The bank project was fast tracked to complete site work, building envelope and interiors in just over 22 weeks. The weather was cooperative and we were able to turn over the site for the grand opening successfully.

An extremely complex project that included moving all of the retail tenants in this historic mall from the ground floor to the basement. This paved the way for a brand new flagship branch including a large vault, multiple ATM stations, and an elevator for the second story addition; constructed for their partner - TD Waterhouse. Site plan conditions were many and this project was on the radar screen for many Midland residents due to its historic existence since 1924.
Size: 8,000 sq. ft. | Duration: 38 weeks
This unique site was built on an old farm stead and unfortunately for the developer, all stakeholders had to deal with an underground river system which delayed the project by more than 6 months. Numerous 80-foot helical piers had to be bored into the site to create a stable footing for the new foundations and effectively solve the water problem. After that milestone was completed, the building superstructure was expedited so all of the interiors could be finished without delay for the grand opening.
